No Credit History? Here's How Tampa Bay First-Time Buyers Can Still Get a Mortgage

Can I get a mortgage in Florida with no credit score at all?

Yes. FHA loans allow non-traditional credit documentation — rent, utility, insurance, and phone payment history — in place of a credit score. NACA, which has a Tampa office, does not use credit scores at all and focuses entirely on your payment history over the past 24 months. VA and USDA loans also have flexible underwriting for eligible borrowers without scores.

Is no credit history the same as bad credit when you're buying a home?

No — and the distinction matters enormously.

Bad credit means the bureaus have a scoreable file on you, but it reflects derogatory events: missed payments, collections, charge-offs, or defaults. A score of 580 tells a lender something happened in your past.

No credit history means the bureaus have nothing on you at all. You've never had a credit card, never taken out a student loan, never financed a car. There's no score because there's no scoreable data. Lenders call this a "thin file."

These two situations lead to very different mortgage conversations. A borrower with no score but two years of on-time rent and utility payments can sometimes qualify more easily than someone carrying a 540 score with collections. The mortgage programs available to you, and the path to approval, depend heavily on which situation you're actually in.

If you've never checked, pull your free credit reports at AnnualCreditReport.com before you do anything else. Find out whether you have a score — and if so, what it is.

What mortgage programs work for buyers with no credit score?

Several programs are specifically designed for this situation.

FHA loans with non-traditional credit are the most widely available path. When a borrower has no scoreable file, FHA-approved lenders can order a non-traditional merged credit report. This report pulls payment history from sources the major bureaus typically don't track: rent payments, utility accounts, cell phone providers, auto insurance, renters insurance, and some subscription services.

  • At least three separate accounts with 12 months of on-time payment history
  • No major derogatory events (evictions, utility shutoffs, returned checks)
  • Debt-to-income ratio at or below 43%
  • The standard 3.5% down payment

The key thing to know: most lenders impose their own requirements on top of FHA's guidelines. These are called "overlays." Some lenders will simply decline to underwrite non-traditional credit files regardless of what FHA allows. Others specialize in it. Working with a lender who actively serves first-time buyers — rather than defaulting to a big bank — makes a real difference here.

NACA doesn't use credit scores at all. Instead of pulling a tri-merge report, NACA's counselors review your actual financial behavior: how you've managed rent, utilities, and day-to-day expenses over the past 24 months. Their focus is on the last 12 months of housing payments in particular.

NACA has a Tampa office and is available to buyers throughout the Tampa Bay area. Their rates are typically below market, there's no down payment requirement, and no closing costs are rolled into the loan. The tradeoff is time — expect a three-to-six-month process from your first workshop to a purchase offer. If you're not in a rush and you have a clean payment history, NACA may be the strongest path available to you. More detail is in the NACA Tampa Bay guide.

VA loans (for veterans, active-duty service members, and eligible surviving spouses) allow flexible underwriting for borrowers without traditional credit scores. The VA itself does not set a minimum credit score requirement. Individual lenders set their own thresholds, but many VA-approved lenders will manually underwrite a no-score file if your rental and payment history is solid. If you're affiliated with MacDill AFB or otherwise VA-eligible, this is worth a direct conversation with a VA-specialized lender.

USDA loans cover properties in USDA-eligible areas — which include large portions of Hillsborough, Pasco, and Polk counties. USDA also allows non-traditional credit documentation, including 12 months of on-time payments from rent, utilities, and other recurring accounts. USDA's own training materials specifically list rent, utilities, and cable as acceptable non-traditional tradelines, and more recent guidance has allowed gym memberships and subscription services as well.

What counts as non-traditional credit, exactly?

Most lenders and programs accept the following as non-traditional tradelines:

  • Rent payments — if you pay rent to a landlord (not a family member), documented with cancelled checks or a letter from the property management company
  • Utilities — electric, gas, water, sewer accounts in your name
  • Cell phone — any postpaid (not prepaid) phone account
  • Cable or internet — a regular monthly account in your name
  • Auto insurance or renters insurance — paid regularly and on time
  • Gym memberships or subscription services — some lenders and USDA now accept these

You need a minimum of 12 months of payment history on each account, and the account should still be open (or not closed within the last six months). A landlord letter documenting 12 months of on-time rent payments is one of the most valuable documents you can provide — it's the single most predictive factor for mortgage repayment.

If you currently live with family and pay no rent, you can submit a rent-free letter explaining the arrangement. You'll still need to document two or three other non-traditional accounts with clean 12-month histories.

Should you build traditional credit first, or apply now?

It depends on your timeline and the strength of your non-traditional history.

If you have at least two years of clean rental history, three or more non-traditional tradelines, and steady income, applying now through FHA or NACA makes sense. You may already qualify. Many thin-file buyers delay unnecessarily because they assume they need a score.

  1. Open a secured credit card (a card backed by a cash deposit you control)
  2. Use it for one small recurring purchase per month
  3. Pay it in full before the statement closes
  4. After six months, consider becoming an authorized user on a family member's long-standing account

Most scoring models will generate a score after six months of activity on at least two accounts. FICO 10T and VantageScore 4.0 — both now approved for mortgage underwriting — use broader data sets and may generate a score for borrowers who had no file under older models.

The credit-building route adds six to twelve months before you're mortgage-ready. That's not necessarily the wrong move if Tampa Bay prices are still softening — but if you have a strong non-traditional history, waiting may cost you more than it saves.

What's the first step for a Tampa Bay buyer with no credit history?

Start with two things simultaneously.

First, pull your free credit reports at AnnualCreditReport.com to confirm you actually have no score — and to make sure there's nothing on your file you don't know about. Identity mix-ups and fraud can generate a thin file with derogatory marks attached to someone else's accounts.

Second, talk to a lender who works with first-time buyers and understands non-traditional credit underwriting. Not every lender does this. Ask directly: "Do you underwrite FHA loans with non-traditional credit files?" If they hesitate or say no, find one who does.

The credit score is one piece of the picture. It's not the whole picture — and for buyers without one, it doesn't have to be the starting line.

Frequently Asked Questions

Can I get a mortgage in Florida with no credit score at all?

Yes. FHA loans allow non-traditional credit documentation — rent, utility, insurance, and phone payment history — in place of a credit score. NACA, which has a Tampa office, does not use credit scores at all and focuses entirely on your payment history over the past 24 months. VA and USDA loans also have flexible underwriting for eligible borrowers without scores.

What counts as non-traditional credit for a mortgage?

Lenders typically accept 12 months of on-time payments from rent, electricity, water, gas, cell phone, cable or internet, auto insurance, renters insurance, and — in some cases — gym memberships or subscription services. You'll need at least three separate accounts with a 12-month history for an FHA non-traditional credit file.

What is the difference between no credit history and bad credit?

No credit history means the credit bureaus have no scoreable file on you — you've never had a credit card, car loan, or installment account. Bad credit means you have a score, but it reflects missed payments or defaults. Lenders treat these differently. A no-score borrower may qualify more easily than a 520-score borrower if their payment history on rent and utilities is clean.

How long does it take to build credit before applying for a mortgage?

Most buyers can reach a scoreable file within 6 to 12 months of opening a secured credit card or becoming an authorized user on an existing account. Once you have at least two open accounts and six months of payment history, many scoring models will generate a score. If you're in a hurry, talk to a lender first — you may qualify through manual underwriting sooner than you think.

Does NACA work in Tampa Bay for buyers with no credit history?

Yes. NACA has a Tampa office and accepts borrowers with no credit score. Their process focuses on your last 24 months of housing payments and financial stability, not a three-digit number. The tradeoff is a longer process — typically three to six months from first workshop to approval — but the rates and terms are among the most competitive available anywhere.
