Why is the USDA loan one of the best-kept secrets for Tampa Bay buyers?

Polk County. Extensive USDA-eligible territory. Bartow, Lake Wales, Frostproof, Fort Meade, and Mulberry all qualify. The cost advantage is significant:

Down payment: USDA requires zero. FHA requires 3.5%. On a $350,000 home, that is $12,250 difference in upfront cash.

Upfront fee: USDA charges 1% upfront guarantee fee (financed into loan). FHA charges 1.75% upfront MIP. On a $350,000 loan: $3,500 vs $6,125.

Annual insurance: USDA is 0.35% of remaining balance annually. FHA is 0.55%. That is roughly $58/month or $700/year difference on a $350,000 loan.

What are the USDA income requirements?

Unlike most loan programs where income limits only apply to borrowers on the loan, USDA counts total household income, meaning everyone who lives in the home.

  • 1-4 person household: $112,450
  • 5-8 person household: $148,450

Certain deductions are allowed: childcare expenses for children under 12, disability-related deductions, and elderly household deductions. These can bring adjusted household income below the limit even if gross income exceeds it.

The income calculation is one of the most common disqualification points. A married couple both working with combined income of $115,000 would exceed the 1-4 person limit. But childcare expenses or qualifying medical expenses could bring them under.

What should first-time buyers know about the USDA process?

Verify eligibility first. Enter the specific property address at eligibility.sc.egov.usda.gov. Do not assume based on general area. The boundaries are drawn at the lot level.

Find a USDA-approved lender. Not all lenders participate. Ask how many USDA loans they closed in the past 12 months. Under five, keep looking. The importance of getting preapproved with the right lender cannot be overstated.

Expect longer processing times. USDA loans require two layers of approval: lender underwriting, then USDA Rural Development review. Plan for 45 to 60 day closing rather than 30 to 35 days.
