What Is PITI? Understanding Your True Monthly Mortgage Payment in Tampa Bay

What does PITI stand for in a mortgage?

PITI stands for Principal, Interest, Taxes, and Insurance. It represents the full monthly housing cost that lenders use to qualify you for a mortgage. Your lender's quoted payment usually covers P and I only — taxes and insurance are added based on your property location and coverage choices.

Most first-time buyers focus on getting preapproved for a loan amount. The lender gives a number, and the buyer starts shopping. What gets missed — until the closing disclosure arrives — is the difference between a mortgage payment and a housing payment.

The mortgage payment covers principal and interest. The housing payment covers PITI: Principal, Interest, Taxes, and Insurance. In Tampa Bay, those last two letters often add $500 to $900 per month to what the lender quoted.

What are the four components of PITI?

Principal is the portion of each payment that reduces your loan balance. In the early years of a 30-year mortgage, principal makes up a small share of each payment.   • Pinellas County: approximately 0.91% to 1.0% of assessed value
  • Pasco County: approximately 1.35% of assessed value

These rates apply after the homestead exemption, which reduces your taxable value by approximately $51,411 for 2026 (a $25,000 base exemption applying to all millages plus a second tier of roughly $26,411 applying to non-school millages, the second tier now adjusted annually for inflation under Amendment 5). Insurance in Florida is the component that catches the most buyers off guard. For a non-coastal, non-flood-zone home in the $300,000 to $400,000 range in Tampa Bay, annual homeowners insurance runs roughly $3,000 to $6,000 per year — or $250 to $500 per month. How does mortgage insurance add to my monthly payment?

If your down payment is less than 20%, you will pay mortgage insurance in addition to PITI. The type depends on your loan:

FHA loans carry two forms of mortgage insurance. The upfront MIP is 1.75% of the base loan amount, usually financed into the loan. The annual MIP is charged monthly — for most first-time buyers using a 30-year FHA loan with less than 10% down, the rate is 0.55% of the outstanding loan balance per year, divided by 12. On a $340,000 loan, that is approximately $155 per month. Unlike conventional PMI, FHA MIP typically lasts the life of the loan unless you refinance or put 10% or more down at origination.

Conventional loans carry PMI, which ranges from approximately 0.2% to 1.5% of the loan amount annually, depending on your credit score and loan-to-value ratio. What does a realistic PITI look like for a $350,000 home in Tampa Bay?

This is the real number to budget against — not the $2,203 principal-and-interest payment that might be shown in a lender's initial quote.

How do lenders use PITI to determine what I can qualify for?

Lenders calculate two ratios using your PITI:

The front-end ratio (also called the housing ratio) divides your total PITI by your gross monthly income. FHA targets 31% or below. Conventional targets 28% or below. Automated underwriting systems may approve ratios higher than these guidelines for strong credit profiles.

The back-end ratio adds all of your other monthly debt payments — car loans, student loans, credit card minimums — to your PITI, then divides by gross income. FHA standard is 43%, though automated approval can reach higher. Conventional typically caps at 43% to 50%.

What do I do if my PITI is higher than I expected?

Several approaches reduce your monthly payment before closing:

Increase your down payment. Even moving from 3.5% to 5% or 10% down shrinks your loan balance, reduces mortgage insurance costs, and lowers monthly P&I.

Pursue down payment assistance. Programs like Hometown Heroes, Pinellas County DPA, Hillsborough SHIP, and Pasco County assistance programs reduce the loan amount without requiring more cash from you. Many buyers bring these programs together to significantly lower their final loan balance.
